Description: A discussion of recent zoning and land use issues in Rhode Island impacting commercial real estate professionals. Topics include changes in    wetland/dryland regulations, new subdivision and lot area rules, updated housing mandates, and coastal permitting reforms. Participants will learn how these
updates affect development potential, valuation, and due diligence in commercial transactions.

Chris Parisi, Founder & CEO of Trailblaze Marketing

Chris Parisi is the Founder & CEO of Trailblaze Marketing, an AI-powered marketing firm dedicated to helping businesses embrace smart, cutting-edge strategies. He’s also the Co-Founder and Board Chair of the Rhode Island Small Business Coalition, which he launched during the pandemic in 2020 to advocate for small businesses—helping channel tens of millions in grant support to the local economy. Beyond that, Chris hosts the AI Wave Podcast, exploring the impact of emerging technology, and serves as Vice President on the board of Millennial RI, where he’s actively involved in the local startup community. When he’s not innovating at work, Chris cherishes time with his wife, Megan, and their young son, Cayden.


Michael E. Monti, Esq., Partner at Sayer Regan & Thayer, LLP

Michael Monti is a general practitioner with a focus on civil litigation and commercial land use and development. In his litigation practice, Michael represents plaintiffs in real estate, municipal, general contract, maritime, trusts and wills, and personal injury cases. In his land use practice, Michael represents developers before local municipalities in southern Rhode Island. He is a solicitor for the Town of Middletown and is trusted by a broad client base of landowners, individuals, and businesses who want practical advice to achieve their objectives.

As a former clerk to Rhode Island Supreme Court Justice Francis X. Flaherty, and intern to Federal District Court Judge William E. Smith, Michael is familiar with both state and federal practice. Clients appreciate his responsiveness, professionalism, and attention to detail.
